Your property.
Your possibilities.
A modern marketplace for homes, land, and other properties.
Reimagining property discovery around a $0 listing fee, owner control, and a clearer picture of what it costs to live there.
GO is contracted as the lead strategic advisor for building the X MLS™ platform. This is an active client engagement with X MLS™ LLC, a Delaware company, structured around an advisory fee plus earned ownership.
The strategy welcomes property owners, builders, developers, authorized representatives, and Realtors—across homes, land, and other properties.
Test market interest. Turn your X MLS™ listing ON when you want it visible, or OFF when you want to pause.
The $0 fee applies to listing on X MLS™. Optional services, negotiated agent compensation, and other transaction costs may apply separately. X MLS™ visibility controls do not change a listing agreement or another MLS’s rules.
Six scenes. One new way forward.

Traditional multiple listing services pool property information among participating brokers, supporting cooperation and broad market exposure. They are typically local or regional systems with their own participation, data licensing, and display rules—not one national public listing service.
Direct owner participation can be limited, access and services can be bundled, and property information is spread across systems. The experience often emphasizes asking price and specifications, leaving buyers to assemble the fuller cost of ownership themselves.
GO’s strategic response is to lower the barrier to listing, give owners more control, and connect discovery with information that helps people make better decisions. Professional assistance remains available by choice.
Visitors will be able to register and request a Smart Score™, request a market report, or ask an agent for assistance. The development strategy connects those pathways with an interactive property shopping experience.
Smart Score is intended to organize property and community information alongside Total Monthly Cost of Living™ insights. Relevant inputs may include location, utilities, connectivity, and resilience. Methodology, data sources, update dates, and estimate assumptions will need to be clear as the service develops.
Planned interactive floor plans, virtual tours, and home visualization help buyers understand space, layouts, and available options.
Interactive site plans and lot exploration can connect a home to its setting, subject to participating builders’ content and availability.
AI-assisted guidance is intended to help visitors explore relevant homes and plans, answer questions from approved information, and request human assistance.
Buyer engagement analytics and lead handoffs can help participating sellers understand interest and respond to inquiries, with appropriate permissions and data controls.
These are planned X MLS™ capabilities. Feature availability, integrations, market coverage, and launch timing remain subject to development and validation.

Competition, access, and compensation practices have brought the listing industry under legal scrutiny. That history creates an opening for new models—and a responsibility to make fees, rights, and consumer choices clear.
The U.S. Department of Justice has challenged specific MLS policies that restricted competition from internet-based brokers. Those actions concern particular conduct; they do not establish that the MLS model itself is unlawful. DOJ background ↗
Under NAR settlement practice changes effective August 17, 2024, covered MLSs may no longer carry offers of buyer-broker compensation, and covered participants working with buyers must enter written agreements before touring a home. Compensation remains negotiable; offers may be made off-MLS. These changes do not make every property listing or real estate transaction free. NAR settlement FAQs ↗
A zero listing fee does not remove applicable brokerage licensing, agency, property disclosure, fair housing, privacy, advertising, or data licensing obligations. Listing authority and content rights must be verified. Turning an X MLS™ listing OFF does not cancel contractual duties or erase third-party copies. Delaware formation does not replace the rules applicable where property and brokerage activity are located.
Smart Score and market reports need documented methods and clearly identified sources and estimates. They should support consumer decisions without implying an appraisal, guaranteed savings, or steering based on protected characteristics.
This overview describes the project’s strategic context. Requirements depend on the services offered, jurisdiction, and applicable agreements.
Our contracted lead advisory role brings together platform strategy, market positioning, business development, and a path to launch. The fee plus earned ownership structure connects our advisory work with the long-term value we help create.
The goal is simple: make it easier to bring property to market—and give people better information when deciding what comes next.
